What are the 2008 Appraiser Qualification Criteria?
The 2008 Appraiser Qualification Criteria were adopted by the Appraiser Qualifications Board (AQB) in 2004. The primary role of the AQB is to determine if existing appraiser qualification criteria need to be revised or enhanced through critical evaluation of the appraisal industry and profession, including input from state and federal regulators, appraisal organizations, users of appraisal services, and even the general public. The 2008 Criteria enhance requirements for qualifying education hours, qualifying education curriculum, and college course requirements. -
How do the 2008 Criteria compare to the existing criteria?
The 2008 Criteria increase qualifying education hours for all credentials (except state-registered appraisal assistants) including: Residential Real Estate Appraiser License, Residential Real Estate Appraiser Certificate, and General Real Estate Appraiser Certificate. In addition, qualifying education has been enhanced to prescribe specific subject matter modules, known as the core curriculum, to all four license classifications. After 2008, qualifying education for each license classification must include core curriculum consistent with the 2008 Criteria. College-level course requirements are another new addition to appraiser qualification criteria for the Residential Certified and General Certified license classifications. -
How will Ohio be implementing the 2008 Criteria?
Ohio is considering adopting a hybrid implementation approach to the 2008 Criteria. This would mean effective January 1, 2008, any component of the current appraiser qualification criteria completed prior to January 1, 2008 may be carried forward under the 2008 criteria until the firm deadline of January 1, 2009. For example, if an appraisal student completes the current qualifying education component before January 1, 2008, the student may carry over that component of the current criteria until January 1, 2009. -

Currently credentialed appraisers who are interested in upgrading their license are also affected by the 2008 Criteria. Appraisers wishing to upgrade their license prior to the implementation of the 2008 Criteria should plan on completing the additional education hours associated with the prospective license prior to 2008. Now is the best time to upgrade your credential. -
At what point can I begin logging my experience hours?
In Ohio, it is necessary to complete at least 78 hours of qualifying education, including the 15-hour Uniform Standards of Professional Appraisal Practice course, and a 3-hour course in federal, state, and municipal fair housing law before submitting application to the Ohio Division of Real Estate and Professional Licensing to become a state-registered appraisal assistant. You may begin logging experience hours after registering as an appraisal assistant while working under the supervision of a state licensed or certified appraiser in good standing with the Ohio Appraiser Board. -
